Updated Urban Semi
This Toronto home was dated and dark and had small rooms; it has been completely gutted and renovated to appeal to today’s market. Designer Reiko Caron conducts a walkthrough through this updated urban semi and presents five staging tips to sell your own home for more in this House & Home video:
This renovation included installation of new windows and new engineered flooring throughout, re-insulating the walls and attic, and refinishing of the exterior and the roof.
The modern kitchen has a huge island that seats up to four people, floor-to-ceiling cabinets, brand-new appliances, flat-front white cabinetry and a simple elongated white subway tile backsplash. Across from the kitchen, the originally closed-off staircase was encased in glass, allowing the light to flow through to the second floor and into the basement.
At the back of the house is a dining area, powder room, coat closet and access to the backyard. On the second floor, the master bedroom has incredible closets and a brand new ensuite bathroom. There are also two other bedrooms (perfect for an office, nursery or extra bedroom) and another bathroom.
It’s important to remember that your home is probably your biggest asset, so when you’re ready to sell, it’s best to take the time and present it in its best light. here are five expert staging tips:
1. Always upgrade when possible.
2. Stage spaces with a few well-chosen pieces. Bedrooms should always have a bed. This gives the potential homeowners a really good idea of where furniture could go and how they could live inside the home.
3. Declutter by removing 50% of your personal items.
4. Freshen up the walls with a neutral coat of paint.
5. Keep your home in good condition. Buyers will connect with a well cared-for home.
